Tartous Corniche Development
Description of Project
Status
An Agreement has been signed between
the Municipality of Tartous and a group of private investing companies
to develop a tourist and commercial complex in Tartous, Syria. The
Development is to be called Antaradus this being the ancient Phoenician
name for Tartous. The Joint Venture Company which is established
in Syria is called Antaradus for Touristic Development Company
Much of the site is land reclaimed from the Mediterranean sea and
work has been continuing for many months in raising the level of
the site to that required for protection from the sea. A sea defense
wall is being constructed
Tartous
Tartous is a very historic city with
foundations dating back 5000 years. There are still very considerable
architectural evidence of Phoenician, Greek, Roman and Byzantian
civilsations occupying the city. The city was originally surrounded
by a salt water moat the profile of much remains visible.
Tartous is now a flourishing port
with a population of 150,000 people. It is connected to the cities
of Damascus, Aleppo and Homs by motorway and by railway. An international
Airport is fully operational at Al Basil which is 80km north of
Tartous.
Tartous provides a ferry boat link
to the only inhabited island off the Syrian coast that being the
historic island of Arwad.
The climate is Mediterranean with
short winter months and a moderate temperature from April to October.
The hills to the east of the city create an alternative environment
and climate. Tartous and the surrounding area is rich in antiquities
and archeological sites. 5 important and well known sites are located
within a 30-minute drive from Tartous.
The Site
The site for the development is land
that has and is being filled between the Corniche that fronts onto
the old city and the Mediterranean Sea. The total site area including
the marina area is 50 hectares. The width varies along its 1.5 Km
length. It lies immediately to the south of the commercial port
and extends beyond the existing ferry port occupying most of the
frontage of the main city of Tartous.
Development Content
The various elements to be provided
in the development are as follows;
- The Island Hotel will be a luxury 7 star
hotel constructed on an island 600 meters from the mainland
linked by a causeway with 280 bedrooms and suites All rooms
will have sea views
- The Lagoon Hotel will be 5 star business
hotel with 350 bedrooms. The hotel will form one section of
a lagoon being formed and all rooms will have views over the
sea or the lagoon
- Linked to and serviced by the hotel there
will be a tower of 110 serviced suites. Again these are located
along the edge of the lagoon
- A Commercial center will be built adjacent
to the existing business area of the city and the port. This
will provide modern offices in a tower of 45,000 m² situated
on a 3 story modern shopping mall of 80,000 m². The mall will
have food areas and a group of cinemas. Parking will be located
under the building
- Touristic Apartments 450 units of varying
sizes from 100 – 300m² are to be built to a high quality
in secured grounds. These will form the north side of the Lagoon
and all with have views over the sea and/or the lagoon. Residents
parking will be in basements under the buildings. The building
heights will vary from 15 – 20 stories
- A salt water lagoon at a level 2.5 meters
above sea level will be constructed and will provide a central
feature between the hotel, suites and apartments which border
it. Private beaches will be formed
- A central park will form a frontage to
the ancient city in order to retain the visual maritime connection.
The park will be landscaped and maintained to a high standard
and will contain many features for the public to enjoy
- A “Theme village” will be built in
with shops, restaurants, cafes, apartments and an Inn will be
provided. The complex will vary between 3 to 5 floors and access
will be by pedestrian only. The whole will be built on a basement
car park and service area
- A Marina with 180 berths with full marina
facilities will be constructed
- A Yacht club will be constructed adjacent
to the marina
- Conference and Banquet will be constructed
with each of the two major hotels
Works at site
Work in respect of site filling to reclaim land from the sea and
the general raising of the level of the site is almost complete
Work has commenced on the construction
of the new ferry port to replace the existing facilities that are
within the area of the development. Its completion will enable the
completion of filling on the main site and the completion of the
construction of the sea defence walls
Estimated Cost
The current estimate of the total
cost of the construction of the development is $475 million .
Quality
The policy of the development is to
create a product of high quality throughout. This will be illustrated
in a high standard of design and the selection of high performance
materials in the construction and in the specification of the fittings
and finishes.
The Old City
The old city will be the subject of
refurbishment and renovation carried out under very controlled conditions.
The Antaradus Development Company under the terms of its joint venture
has a responsibility for involvement in the work of refurbishment.
This should ensure that there is a firm working relationship between
the provisions in the new development and that planned for the old
city.
